The Covington is a continuing care retirement community spread over 9 acres of rolling hills. Included is a four-story, 154-unit independent living building over 2 stories of parking, a 2-story, 30-unit assisted living building, a 24-bed OSHPD approved skilled nursing facility, and 24 one-story cottage units.

The structural challenge was to design foundations on expansive soils and on a site that varied from 75 feet of fill to bedrock at the surface.
