The T-10 Lofts is a mixed-use project with one level of subterranean parking. The ground floor includes parking at the interior area with retail and live/work residential units around the perimeter of the building. The podium is the base for the 4 residential tower blocks and is the second floor for the live/work units. CIP concrete flat plate floors with shear walls support the podium level and below. The six stories of residential units above the podium are framed with metal stud bearing walls and joists with a plywood diaphragm. Sureboard and braced frames resist lateral loads. Setbacks at the 5th floor provide decks for 2-story townhouse units at this level.

Offset unit types also occur at the street end of the 3 typical towers. The residential area from the podium up is approximately 300,000 sf. The building footprint at the podium and below is 70,000 sf. The project will include amenities such as a business center, conference/dining facility, and workout/spa area. 36 cabana units will surround a pool complex with landscaped gardens on six floors above street level.
