121,000 sf residential 44,000 sf retail 9,100 sf pool, spa and courtyard 319 car subterranean parking

Gaslamp Square is a mixed use project filling 1/2 a block in the San Diego Gaslamp District. The building consists of 3-levels of subterranean parking for 319 cars in 117,000 square feet. Retail and restaurants occur on the street level and a partial second floor for a total of 44,000 square feet. The 3rd floor podium serves as a base for the 5 residential floors, 120- units in 121,000 square feet, and includes 9,100 square feet for the pool, spa, and courtyard. The parking and retail levels utilize poured-in-place concrete with concrete moment frames at the retail areas to maximize leasing flexibility. The residential floors are Type III modified 1-hour wood construction with plywood shear walls. A variety of design challenges were solved including subterranean parking levels that extend 6 to 10 feet out from the building below the sidewalk, an 8-foot slope across the site requiring several significant steps in the retail slab, and a mat foundation that occurred 20-feet below the water table.
