One Archer Lane is a 41-story mixed-use project consisting of 331 condominium units in a 33-story tower. The tower terminates over a podium structure containing six-stories of parking and two-levels of commercial space. The parking levels contain 519 parking stalls and the 38,000 square foot commercial space will be the new home of the KITV television studios.
Because of the collapse of the luxury condominium market in Hawaii, One Archer Lane was conceived as a "middle market" project which meant that the structural systems would have to meet a very tight budget. This would allow the developers to maximize the architectural amenities and enhance the salability of the "condo" units. To achieve the budget targets, our firm was brought into the project at an early date to establish basic structural.
