Lakeshore Towers is a new 10-story office building with one-level of subterranean parking garage. The 250,000 square foot development is located in the city of Irvine. The building, designed based on the 1997 UBC, is a steel structure with Eccentric Braced Frames as the lateral load carrying system in both directions. In the short direction, three one-bay EBF were hidden
in the core walls. In the long direction, a two-bay EBF on each side along the perimeter of the building was architecturally hidden behind the precast concrete exterior skin. Using EBF in both directions reduced the steel tonnage of the building by 25%.
