The expansion plan for this existing one-story mall included the addition of 2 two-story wings, integrated with a second floor addition built over the existing mall. Minimized seismic rehabilitation to the existing structure due to partial demolition, as well as disruptive construction work within existing tenant spaces required close coordination between the architect, structural engineer, and contractor. The existing roof structure remained virtually intact, with the new second level framing being constructed above the roof. Penetrations into the
occupied tenant spaces were limited to new columns at the existing lease lines, thereby minimizing long term impact.
