The King Kalakaua Plaza is the home of the new Niketown-Honolulu store. Sited on a 46,480 SF block in Waikiki, it contains 90,561 SF retail space in four levels above grade and 205 parking stalls in two levels below grade. The below grade parking structure encompasses approximately 75% of the site and the foundation mat extends down to an elevation of -18.00 feet below sea level, which required dewatering approximately 25 fee of ground water.
The tight site, deep basement and aggressive twenty four month schedule from the start of working drawings to the grand opening created many problems that would have to be overcome. To achieve neutral buoyancy of the structure and to reduce the
depth of the excavation, a precast concrete floor for the plaza and suspended parking deck was selected. A steel framed structure above the plaza level was selected because of the speed of construction and the flexibility it afforded the retail tenants.
To successfully complete this project, our firm worked closely with the developers, architects and tenants (primarily Nike) and actually approved steel shop drawings three months before the architectural drawings were completed.
