Panay Way Apartment and
Senior Development

The Panay Way Apartment and Senior Development project consists of two seven story buildings in Marina Del Rey, Los Angeles. At the conceptual stage of the design, several concerns were raised by the Regional Planning Commission. These consist of possible adverse impact of the proposed development on the sailboats in the adjoining slips and on the local wind flow at the pedestrian level in and around the development. Our firm was retained to perform a wind study to address the above concerns. Wind speed and direction were measured on site and correlated with information recorded on a hourly basis at a nearby National Weather Service Station. A comprehensive statistical analysis of the daily wind speed and direction was performed by hours of the day to establish the
average daily wind condition at the site. Our study indicated that because of the prevailing wind direction and orientation of the building, the proposed development will have minimal impact on sailboats. However, certain areas in and around the development may experience amplification of the wind. We were subsequently retained to present our expert opinion at the public hearing of the Regional Planning Commission.
