Long Beach, CA | two 18 stories / 556 units | 1,072,000 sq ft

Aqua, the tallest concrete building in Seismic Zone 3 and 4 with a bearing wall system braced with shear walls, is two residential towers 18 stories high. The towers are comprised of 556 residential units totaling 723,000 square feet over 264,000 square feet of parking in 3 partial subterranean levels. At the ground level, 85,000 square feet of landscape plaza area has been provided that includes an entry driveway, two swimming pools and a seaside promenade walkway.

It was determined early in the development stage that using tunnel forms, the project can be completed 30 to 40% faster with approximately 30% reduction in direct construction cost. With tunnel forming, walls and slabs are poured at the same time. In addition, sound transmission is reduced to 30 to 40% for concrete walls vs. stud and drywall and utility costs will also decrease.
