University Gateway is a 4-acre mixed-use development located on the northwest corner of the intersection between Jefferson Boulevard and Figueroa Street. The project is privately funded by a joint collaboration among several developers to provide the critically needed student housing and parking to the University of Southern California campus.

The project is an 8-story concrete tower with 7 levels of residential floors over 1 level of commercial. The housing portion consists of a total of 421 units which provide housing for 1,656 students. The commercial portion consists of 83,000 square feet of retail space. Over 27,000 square feet of retail space is leased to the University while the remaining 51,000 square feet leased to local and national retail tenants including restaurants, drug stores, and in-line retails. The project also includes an 8-story parking structure which provides 1,210 parking spaces and 800 bicycle spaces.
